Capital Gains Tax
When you sell your property on Ibiza at a profit, you must pay capital gains tax. Tax rates vary depending on your residency status.
- FOR RESIDENTS:
Residents of Spain do not have to pay capital gains tax if the sold property is their main residence and they buy a new home in Spain within 2 years. Otherwise, the rates are:
19% on the first €6,000 profit
21% on the next €44,000
23% on profits over €50,000
- FOR NON-RESIDENTS:
Non-residents pay 19% on the total profit. Upon sale, 3% of the purchase price is withheld by the buyer and paid to the tax office as a down payment on the capital gains tax. After the sale, the tax office calculates the exact amount owed.
Plusvalía
In addition to capital gains tax, you must pay local capital gains tax (Plusvalía). This tax is calculated based on the increase in land value and depends on how long you have owned the property. The seller usually pays this tax, but the costs can be negotiated with the buyer.
Commission
When selling your home in Ibiza, you pay a realtor commission of 5% plus 21% VAT, which is also the rate at RE/MAX Isla Blanca.
